Outline planning process
Over the last year, a great deal of work has been undertaken to ensure the planning application is capable of being delivered promptly and cost effectively. As part of this process, more detailed surveys have taken place on site leading to some minor amendments to the application proposals.
The minor amendments proposed include:
Removal of land south of Mottram Old Road from the site boundary
Improved east-west link between villages
Identified a deliverable location for emergency access for the western village
Reconfiguration of some parcels due to topography constraints and a new residential parcel in the northwest (total homes unchanged)
Updated drainage plan based on recent earthworks and ground level studies
Minor adjustments to local centre areas, building heights, and permitted uses

What next?
We are now preparing to submit a revised set of planning application documents to the Local Planning team for consideration, including an updated Environmental Statement. These documents will be submitted mid-August under the existing planning application reference (ref: 21/01171/OUT).
The Council will then re-consult local people providing an opportunity for formal comment. It is anticipated that this will occur from early September to mid-October. This will be timed to ensure residents and interested parties have returned from their summer breaks.
More detailed ‘Reserved Matters’ applications will follow in Spring 2026, with work on site expected to begin in Autumn 2026.







Looks very nice on paper, I myself would possibly like to move to a bungalow since I am registered disabled, that’s me hoping you are going to build bungalows for older people to rent. Another problem is access to Train stations in the area, Godley Station has no lift for access to the platforms for disabled and parents with prams.
