GODLEY GREEN • GARDEN VILLAGE

Ebenezer Howard, founder of the garden city concept, had a vision of places where people could work, raise families, travel easily and enjoy green spaces, this will be renewed for the 21st century at Godley Green.

The ambitious but achievable plan is to create a new sustainable garden settlement of beauty and great design that sensitively evolves around our existing communities and landscape. 

​

Members of Tameside Council’s Speakers Panel recommended that outline planning permission was granted  in October 2024 for Godley Green to unlock up to 2,150 new homes over the next 16 years.

​

The Council have now reached an agreement with MADE Partnership to work together to deliver Godley Green Garden Village.

 

This involves working with the site's existing developers and landowners to agree a comprehensive master development strategy for the site.

​

Over the last year, a great deal of work has been undertaken to ensure the planning application is capable of being delivered promptly and cost effectively. As part of this process, more detailed surveys have taken place on site leading to some minor amendments to the application proposals.

The minor amendments proposed include:

  • Removal of land south of Mottram Old Road from the site boundary

  • Improved east-west link between villages

  • Identified a deliverable location for emergency access for the western village

  • Reconfiguration of some parcels due to topography constraints and a new residential parcel in the northwest (total homes unchanged)

  • Updated drainage plan based on recent earthworks and ground level studies

  • Minor adjustments to local centre areas, building heights, and permitted uses​

Timeline

 We are now preparing to submit a revised set of planning application documents to the Local Planning team for consideration, including an updated Environmental Statement. These documents will be submitted mid-August under the existing planning application reference (ref: 21/01171/OUT).


The Council will then re-consult local people providing an opportunity for formal comment. It is anticipated that this will occur from early September to mid-October. This will be timed to ensure residents and interested parties have returned from their summer breaks.


More detailed ‘Reserved Matters’ applications will follow in Spring 2026, with work on site expected to begin in Autumn 2026.
